Don’t forget, when you buy or lease a property
When you buy or lease a property, do not forget to tell your surveyor to check not only the bricks and mortar but also:-
- the mechanical and electrical systems;
- any gas and electrical equipment and appliances – boilers, heaters etc – and whether they comply with current regulations. The surveyor should check if the owner has up to date test and safety certificates;
- any air conditioning equipment – as well as checking its general condition, the surveyor should check if the system uses the refrigerant R22, as this is now being phased out and equipment that uses it could be very expensive to replace or adapt;
- the drains;
- (depending on the age of the property) the owner’s asbestos survey and register
- the energy performance certificate for the property.
Your surveyor should tell you if any of these cannot be checked. If so, we recommend that you arrange for specialists to inspect.
