A developer buying a development site needs to know that he can actually develop the property for his purposes. The developer will need full information including:
1. Results of searches2. Whether a third party can prevent or hinder the development3. Whether there is planning permission and / or whether this permission will be obtainable
Q: What are the key potential obstacles that should be reviewed at an early stage?
These relate mainly to the rights third parties may have over the development site. These could include:
1. Pipelines under the site2. Rights of way3. Rights to light4. Covenants that may affect the site and prevent the development5. Access to/from the public highway
